Even though I never moved in due to the pandemic, Julia was an amazing and reliable landlord. She was kind enough to help me find someone else to rent my bachelor unit and was very prompt with communication, which I really appreciated. Her commitment to providing a comfortable living space for her tenants is very clear. I would highly recommend this space to any students looking for a positive housing experience.

The main floor bachelor suite at 103 Ward Ave was quiet, warm, and well maintained by the owners. On top of being conveniently located for students/staff of McMaster University, it is also near neighborhood staples such as Fortinos and the rail trail. The space gets lots of natural light with it’s 2 large windows and stays comfortably warm during winter months. The owners were very responsive to any issues I had and worked consistently to update the living space. I strongly recommend this suite to anyone looking for their own space near McMaster

The house is within walking distance to the school, grocery store, multiple restaurants and bus stop. The landlords are very nice and if there is any issue, just talk to them and it should be fixed within 1-2 days. Would highly recommend if you’re looking for a place to stay during your studies.

“I was at 103 Ward Ave for a year and it was one of the better experience I had in a student house. The landlords were very caring and thoughtful. Whenever they were doing something, they would always think of me. And when something in my room required maintenance, they would figure it out in the shortest time possible even if it takes time out of their busy day.

The landlords are absolutely amazing as to being available to help you out when you bring up a concern. This made my student housing experience almost, memorable in a sense. The landlords will pay attention to your needs and safety”

“I stayed in the basement room for a fixed lease of 1 year + 1 fall semester. The room was clean/cozy and stayed warm during winters; the radiator is right by the desk space. There was very good lighting for the desk space which was a plus. The neighbourhood is quiet and the other housemates were peaceful as well.

The landlords were kind and careful enough to check on tenants’ safety if they were away for a long time, and even mopped/cleaned some areas during renovation.

Pricing is very competetive for the great location, which has a bus stop ~1 minute away, just at the end of the road, and being only 7-8 minute walk from McMaster hospital is very convenient.”

“I stayed at 103 Ward Avenue basement from May 2018 to Jan 2019. This place is just a stone’s throw from McMaster University, Shopper’s Drug Mart and Fortinos. The landlady was extremely kind and accommodating and fixed all of the problems that arose during my stay. The basement rent here is also much cheaper than at other nearby places.”

“Julia is a good landlord. She is kind and she takes care of your daily life. If you have any problem with the house, just tell her, she will solve the problem as soon as possible.

The room on the 3rd floor is bright and big. All the furniture including desk, chair, bed and even the mattress are already prepared. Just take your bag and move in, not extra worries. This house is also very close to the Mcmaster University. It’s a good choice if you study at Mcmaster University. As for the grocery store, there is a walkway directly to the Fortinos, just 5 minutes away.”

“I lived here for nearly a year, and I would say that the house is worth renting. It is nice and maintained well, (and the landlord’s live on the main floor so most issues can be resolved quickly and with little hassle). It had all the amenities that are needed for a comfortable life, and it comes with furniture so moving in and out is much much easier. I was able to move with only a car, no need for renting a truck or storage locker. The price is low and it comes with everything included, especially good wifi and ethernet access throughout the house which I appreciated. It’s very close to campus and Fortinos which is very great as I hardly ever had to take the bus in my day to day routine. Overall I would say the house is conveniently located, comfortable, and at a good price too.”

“I lived on the 2nd floor from 2014-2017!

It was homey, close to Fortinos, 7 min walk (5 min if you run haha) to campus, and the bus stop is super close. The unit I rented (2nd & 3rd floor) with 3 others is great because if none of your group members want to be stuck in the basement, this is the ideal place. The landlords are very responsible and responsive to concerns.

Overall, it was a wonderful experience and would recommend their humble place. Cheers!”

“I lived on the main floor with Julia and Daniel for 2 years and they were just amazing! People may think it is a disadvantage living with the landlords, but for me it was fun experience! I enjoyed talking to Julia in the Kitchen and when I had problems with internet or with the bathroom, they were there to fix it right away!

Living at 103 Ward has been a very pleasant experience! My friends and I had actually started looking for housing quite late, and were extremely lucky to find 103 Ward. Julia and Daniel are kind, helpful, and responsible landlords. Whenever we had questions or needed repairs, they responded very quickly. They strive to ensure that the tenants are happy with the living arrangements, and work quickly to fix any problems that may arise.

I wholeheartedly recommend living at any of the houses managed by Julia and Daniel! Definitely some of the best landlords out there.”

“Hello,

My name is Nikola Maric and I lived on the first floor from May 2011 to May 2012. As a general comment, I would just like to say that Daniel and Julia are extremely thoughtful and responsible landlords. I remember an incident where the knob on my shower broke. This was a big issue because my shower knob had not be changed in years so the model that would fit was out of date so Daniel had a really hard time finding one. Despite having to return many knobs, he managed to find one that finally fit (after the 3rd or 4th try haha). They really want to make sure that all their guests are comfortable and are in an environment where they can study.

They respond very quickly to any emails or phone calls. I usually get a response back within a few hours of calling which is very helpful especially when you have locked yourself out of the house and it raining outside ! Even when they’re at the house to fix another problem, they always stop by my room or floor to ask if there is anything wrong and just to check up to make sure everything is okay. They are extremely dedicated to ensuring everyone is happy and satisfied. I would highly recommend living in any of Daniel and Julia’s houses.

“Daniel and Julia are the new owners of 103 Ward. They were very nice landlords, always available and quick to fix arising issues.

During my eight months in the basement (2010-11), they installed bright white lights and personal thermostats in all the basement bedrooms, among many other things.
